Landsec Buys Liverpool One Shopping Centre For £490m
The title of this post, is the same as that of this article on Tje Times.
This is the sub-heading.
Commercial property group adds to its portfolio with another bet on ‘destination’ bricks and mortar
I know Liverpool well and I think this is a smart purchase.
The Mersey Tidal Barrage
If all goes well in a few years time, Liverpool One will be just a short walk from one of England’s most spectacular tourist attractions – The Mersey Tidal Barrage, which will allow you to walk or cycle across the Mersey.
The Pierhead, Waterfront And Merseyrail
Note.
- The Mersey Ferry Terminal is to the left,
- The Liver Building is in the centre.
- The Leeds and Liverpool Canal runs between the two, to give access for narrow boats to the Albert Dock.
- There is a Merseyrail station to the right.
The famous waterfront is already a major calling port for cruise ships and is connected to the rest of Merseyside, by one of the world’s best urban railways.
The Improved Rail Service From London
In the new year, Liverpool will get a second hourly rail service from London with new faster Hitachi trains and as Lime Street station is only a couple of stops on Merseyrail or a downhill walk for the average urban walker to Liverpool One, many will go and do their day’s shopping with a meal and some entertainment in the City.
The New Everton Stadium
From next year, that entertainment could be watching football at Everton’s new stadium, which is on the waterfront.
Battery High Speed Trains Across The Pennines
The trains across the Pennines will be improved soon, when new battery-electric high speed Hitachi trains come into service.
Hotels And Golf
The one thing that Liverpool One and the waterfront needs is some world class hotels. The Liverpool area already has a few golf courses good enough for the Open Championship.
The area has marketed itself in the past, as the Golf Coast.
Future Development
Liverpool One, the Pierhead and the Waterfront, can develop massively over the next ten years.

A great marketing pitch for the city. As if by coincidence the attached link was posted on a site I am sure

Everton FC’s new owners will be full owners in a matter of days. The club takes possession of the stadium in a matter of weeks. The new owners raised concerns that the stadium was too small and that the only expansion is on the east tstand. Will they delay the opening and extend the stadium before a ball is kicked?
Also Goodison Park could be a temporary home for Man U while their stadium is being renovated. I do not go with that they will abandon a large stadium with perfectly good structures. Part owner of Man U, Radcliffe, was after HMG money for a northern super stadium next to OT. I doubt the current HMG will cough up, leaving them to renovate.
The main stand at OT needs rebuilding but the rest are fine structurally. Goodison Park can fill the bill. Man U played home games at GP after WW2 due to bombings.

The Mersey Tidal Barrage is just a dream at the mo’. That HMG is funding energy projects like sun, wind, water and batteries to lower bills and keep the country energy self sufficient, may give a glimmer of hope. Reeves said she is funding energy not HS2 – rightly so.
A barrage also gives another Mersey crossing. that could be cars, while the Birkenhead tunnel is converted to Merseyrail as it runs right into Wirral Waters. The Birkenhead tunnel disgorges cars into Liverpool’s city centre, so best use the tunnel for Merseyrail, One train track on the upper deck, one on the lower. Maybe extend the tunnel into Wallasey at last.

Is there a problem with the existing Merseyrail tunnel?
Comment by chilterntrev | December 20, 2024 |
No. The Birkenhead road tunnel pours traffic into Liverpool city centre which is a problem. It runs into Wirral Water which can take trains from Liverpool, right into Wirral Waters – a major advantage. the Central Birkenhead entrance can easily run onto the line to Chester creating a fast RER Liverpool to Chester. the appalling approach roads can be obliterated transforming central Birkenhead.

Don’t forget that Liverpudlians are the best repurposers in the world.
I worked on instruments at ICI Mond and our fitters and instrument makers all had a training on ships in some way. You would have an idea foe an instrument and what you got from the workshop would be different but better. The personnel guy, who I reported to, said that when something happens at sea, you have to fix it with what’s available. But what you got always worked.
There was some pretty good engineering, when the line to Runcorn was remodelled and there is plenty more gains to be made around the Mersey.
